Role Overview

We are seeking an experienced and proactive Maintenance Manager to oversee maintenance operations within a hospitality environment in the Southampton area.

This is a hands-on role responsible for coordinating maintenance teams, delivering planned preventative maintenance (PPM), responding to reactive issues, and maintaining high operational standards. The role requires strong organisation, practical problem-solving, and the ability to manage people, budgets, and systems effectively.

You will play a key role in maintaining a safe, compliant, and well-presented environment, while also supporting capital works and longer-term maintenance planning.


Key Responsibilities

Team Coordination & Leadership

  • Organise, supervise, and support the maintenance team
  • Allocate daily and weekly maintenance tasks efficiently
  • Act as the central point of contact for all maintenance issues
  • Ensure clear communication and consistency across operations

Technical Support & Problem Solving

  • Act as escalation point for complex or unresolved maintenance issues
  • Diagnose faults and resolve directly where possible, or arrange appropriate solutions
  • Maintain a hands-on approach when required
  • Source and manage specialist contractors where necessary

Planned & Reactive Maintenance

  • Implement, manage, and monitor a planned preventative maintenance (PPM) schedule
  • Coordinate and prioritise reactive maintenance requests
  • Ensure works are completed on time, to standard, and with minimal disruption
  • Maintain consistent maintenance standards

Organisation & Systems

  • Introduce and manage simple, effective systems for tracking maintenance tasks
  • Maintain accurate logs, schedules, and maintenance records
  • Identify recurring issues and implement long-term corrective solutions

Budget & Cost Control

  • Manage day-to-day maintenance spend within agreed budgets
  • Source materials and obtain contractor quotations
  • Ensure cost-effective purchasing and value for money

Annual Budgeting & Planning

  • Assist with preparation of annual maintenance budgets
  • Forecast expected costs and planned maintenance works
  • Monitor spend against budget and highlight variances
  • Support forward planning and prioritisation of maintenance activity

Equipment & Capital Improvements (CAPEX)

  • Identify equipment upgrades or replacement requirements
  • Highlight inefficiencies and recurring repair costs
  • Support the planning and delivery of small CAPEX projects
  • Provide practical input into investment priorities

Health, Safety & Compliance

  • Ensure compliance with health & safety standards and regulations
  • Support statutory checks (including fire safety and water hygiene)
  • Promote safe working practices across the maintenance team

Skills & Experience

  • Strong all-round maintenance background (multi-skilled preferred: electrical, plumbing, general building)
  • Proven ability to diagnose and resolve technical issues
  • Experience coordinating or supervising a maintenance team
  • Highly organised with strong planning and prioritisation skills
  • Hands-on, practical, and solutions-focused mindset
  • Experience in hospitality or leisure environments
  • Confident managing maintenance budgets and controlling spend
  • Experience working with external contractors and specialists
  • Calm under pressure and comfortable taking ownership of complex issues
