Estates Manager (Shifts)
4 on / 4 off - Days & Nights (7am-7pm / 7pm-7am) Birmingham
A great opportunity has arisen for an experienced Assistant Estates Manager to join a large, complex healthcare estate on a shift‑based rotation. This role is critical in ensuring the safe, compliant and efficient operation of engineering services across an acute hospital environment, with additional responsibilities across associated mental health and retained estate buildings.
You'll play a key part in maintaining statutory compliance, supporting engineering teams, managing reactive and planned maintenance, and ensuring the estate operates to the highest standards.
Key Responsibilities
Manage day‑to‑day engineering maintenance across a large acute hospital estate
Ensure delivery of PPM, testing, statutory compliance and reactive maintenance
Support and guide engineering teams, providing technical leadership and first‑line management
Maintain accurate records, CAFM updates, asset data and compliance documentation
Manage rota coverage, absence, timesheets, on‑call logs and personnel matters
Conduct safety inspections, audits, MSVs and compliance checks across internal teams and subcontractors
Oversee workshops, plant rooms and working environments to ensure safe, clean and compliant conditions
Respond to emergencies and incidents, ensuring swift corrective action
Support lifecycle planning, condition surveys and asset refresh programmes
Uphold all relevant regulations, HTMs, safety standards and internal KPIs
Provide management support to stakeholders and ensure service continuity across all estate areas
Experience & Qualifications
Essential:
Minimum 5 years' management experience in a healthcare or critical‑infrastructure environment
Recognised apprenticeship or equivalent technical training (Mechanical or Electrical)
Strong understanding of HTMs, statutory compliance and healthcare engineering standards
Experience managing engineering teams in a 24/7 operational environment
AP/CP experience across relevant disciplines (LV/HV, Mechanical, MGPS, Ventilation etc.)
Strong understanding of CAFM systems and digital maintenance tools
Ability to interpret technical drawings, specifications and safety documentation
Desirable:
HNC/HND or higher in a relevant engineering discipline
IOSH/NEBOSH
IWFM certification
Confined Spaces, MEWP/IPAF, or other specialist training
