Property Manager

📍Location: Grantham and Larger Lincolnshire Area (Own vehicle required)
💰 Pay: Competitive!
🕒 Shift Pattern: 40 hours per week, mainly Monday to Friday but to include some flexibility to cover evenings and weekends if required.
🗓️ Contract Type: Long Term

Our client is passionate about addressing critical inefficiencies in the UK's social housing sector and they are looking for an experienced Property Manager to join their team!
About the Role:
* Conduct property inspections and welfare checks to report repairs, maintenance, and health & safety issues.
* Support with tenant on boarding, inductions, and move-ins.
* Manage voids, room turnarounds, and coordinate contractors.
* Maintain accurate tenant records and managing your schedule.
* Respond to complaints or tenancy breaches and escalate where necessary.
* Regularly monitor CCTV to keep an eye on HMO communal areas and flag concerns.
* Assist with providing access to contractors or third-party providers in person.
* Manage communication with occupants via your work mobile number and email address.
The Ideal Candidate:
* Experience in property management/caretaker or similar roles.
* Able to navigate mobile forms if required.
* Willing to regularly clean and turnaround properties for new move-ins.
* Experience with general maintenance work, doing basic plumbing, electrical, woodwork, decorating (sealing, painting, sanding etc) to keep the properties to a high standard.
* Strong work ethic and people skills.
* Excellent communication and record-keeping skills.
* Able to work well in a team and take instruction.
* Administration & Computer Skills (Send emails, compose documents where necessary, check company dashboards and reports etc).
Key Requirements:
* Enhanced DBS.
* Full UK Driving Licence.
* Able to work independently, manage a varied workload, and travel between multiple sites.
* Strong interpersonal skills - able to build rapport quickly and handle sensitive situations tactfully.
* Good organisational skills and attention to detail.
