Working with the Head of Estate Management to provide efficient and effective management of the property portfolio, which includes 82 sites along with retail, office and other non-residential property. The main aim of the role is to keep occupational costs to a minimum, secure the long-term future of our key sites and maximise rental income from the tenant portfolio. Why should you apply for the Property Manager role?<ul><li>33 days annual leave (including bank holidays)</li><li>Options to buy additional leave</li><li>Annual company bonus scheme</li><li>A physical and mental wellbeing app for you and your family with remote access to a GP for advice and more</li><li>App - for your mental wellbeing approved by the NHS, and is designed for the prevention, early detection and self-management of common mental health conditions</li><li>An online financial expert to help with any money-related matters from building up savings, finding the right mortgage, managing debt, pension saving and so much more</li><li>Apprenticeships</li><li>Digital learning platform with access to 100s of online courses</li><li>Refer a friend scheme</li><li>Life assurance</li><li>Hybrid working options</li><li>Company pension</li></ul>Hours: 35 hours per week - hybrid working Salary: £45,000 - £50,000 What does the Property Manager role involve?<ul><li>Letting of vacant properties including appointment of agents, agreeing heads of terms, preparation of Board reports, instructions to lawyers and completion of lettings</li><li>Proactive management of the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears and minimise voids</li><li>Proactive management of sub-lease open market rent reviews and lease renewals</li><li>Identifying opportunities to improve the management of the portfolio.</li><li>Maintain good relationships with our key landlords.</li><li>Review leases and provide advice when needed to ensure the portfolio is managed appropriately.</li><li>Negotiation of rent reviews and lease renewals.</li><li>Monitor progress with open market rent reviews across the trading portfolio.</li><li>Follow up with agents as appropriate.</li><li>Prepare service charge budgets and liaise with the credit controller on rent, service charge, rates and insurance, and monitoring them regularly.</li><li>Support the Property Director and Head of Estate Development with acquisitions and disposals.</li><li>Manage the property disposal process end to end as and when required</li><li>Support the Head of Estate Management and operations teams with estates related queries, challenges and opportunities.</li><li>Manage business rates liability and instruct specialist advisors to submit MCC appeals; keep them up to date with any changes in the property portfolio.</li><li>Regular inspections of the estate in accordance with good estate management principles.</li><li>Support Head of Estates Development and Property Director in preparation of capex papers, Board papers etc</li><li>Help coach and develop Property Coordinators.</li></ul>What will you bring to the Property Manager role?<ul><li>Previous experience as a Property Manager or similar with commercial property management experience.</li><li>Experience and knowledge of the UK commercial property market covering the leisure, retail and office sectors.</li><li>Knowledge of negotiation of property transactions including disposals, rent reviews, lease renewals etc.</li><li>A sound knowledge of landlord and tenant law</li><li>A knowledge of the geography of the UK and the differing property and legal systems in England/Wales and Scotland</li><li>Degree in Real Estate</li><li>Qualified Chartered Surveyor MRICS with significant post qualification experience</li><li>Be willing to travel across the UK with the possibility of sometimes being abroad</li><li>Strong interpersonal skills in dealing with internal and external stakeholders to deliver the best results for the business.</li><li>Strong attention to detail</li><li>Excellent communicator, both written and verbal</li><li>Self-motivated, with high service delivery skills</li><li>Committed and organized</li><li>Excellent knowledge of Microsoft Office</li></ul>If you are interested in the above role and feel you can meet the above requirements - we would love to hear from you as soon as possible.
